The City of Kingsport, in partnership with NETWORKS, has many available properties, some of which meet the unique needs of advanced manufacturing, defense manufacturing, pharmaceutical manufacturing, and food manufacturing companies. Others are fitted for retailers, restaurants, and entertainment venues.
Industrial Properties
- Brookside Park, an industrial park off Stone Drive.
- Gateway Commerce Park has 10 acres available with easy access to I-26 and I-81.
- Northeast Tennessee Business Park is adjacent to the Tri-Cities Airport, and just 1.5 miles from I-81. The site has 13.3kV electric access, water/gas to the property, and is within a foreign trade zone (FTZ 204), offering companies special import/export benefits.
- Phipps Bend Industrial Park, previously used for agriculture with 300 industrial acres, is available for development.
- 100 Cargo Center Drive offers 160 acres of industrial land for lease near Kingsport at the Tri-Cities Airport. This Tennessee Certified Site offers direct access to TRI’s taxiway system and an 8,000-foot runway.
- A new industrial park is in the works on the western end of town – a 160-acre site owned by the Holston Army Ammunition Plant. Kingsport and Hawkins County are working on a partnership in the venture and the park could accommodate warehousing, light industry, and transportation businesses.
- Technology Park, a certified site three miles from I-26 and adjacent to the entrance of the Holston Army Ammunition Plant.
